Q:  What is a PID ?

A: 
Stands for Public Improvement District and was established in 1996.    Public
       Improvement Districts throughout the state of Texas are formed to provide a     
      reliable and continuing source of funds for maintenance, operation and
      improvements to public properties such as parks. Often, whenever a city or       
      county cannot afford such funding or the political subdivisions deem that the
      facilities are more beneficial to a specific area, a PID is created whereby
      businesses and residents in the area are assessed. Such is the case in the
Paseo
      de la Resaca
area. A Service Plan Board is established with the responsibility
      to establish a tax rate that is sufficient to operate, maintain, and make necessary     
      improvements. The
Paseo de la Resaca Service Plan Board has established 
      rates that rely on businesses in the area for the majority of the taxes. The
      City of Brownsville appoints 3 of the 5 board members and has responsibility
      for collection , accounting, and disbursement of all assessments.
      It has been proven throughout Texas that PID supported amenities unique to
      communities greatly enhance the quality of life and property values for
      businesses and residences of those communities. It is estimated that home
      values increase by approximately 23%  when subdivisions are connected to a
      park and when offered for sale, such homes sell 40%  faster.

Q: 
What is a MUD ?

A:  Municipal Utility District.
Most of the Paseo de la Resaca lies within the boundaries of a MUD. Then district install and finance sanitary, sewer, water and other basic infrastructure.

Q: 
What is the purpose of the HOA ?

A:  The homeowners Association is an organization made up of individual homeowners. The homeowners are then responsible for  the subdivision needs in terms of maintenance, improvements, security services, utilities and amenities to enhance community life quality .

Q:  Do you finance ?

A:   At Paseo de la Resaca we do not directly finance sales. However we will supply you with various make our best effort through all our contacts so you get the financial institutions with the mortgage plan or loan that best suits your particular situation.

When will the park be ready ?

A:   We hope to have basic park improvements completed within a few years. It is likely that
         additional amenities will be added for generations in the future.

Q:   Who can use it.

A:   The park will be open to the public so anyone can use it.

Q:   Who can use the tennis courts ?

A:   The tennis courts are own by the City of Brownsville and operated by a board of directors. They are open to the public seven days a week. For more information click here Bownsville Tennis Center
